Ballylinan Housing Development Proposal: Plans for 34 Homes and Quarry Repurposing

Ireland's Housing Challenge: Rising Construction Costs and the Path Ahead

A recent planning application has been submitted for the construction of 34 houses and five serviced sites in Ballylinan, a village in Laois. The application, put forward by Liam Kelly trading as Sammy Kelly Builders, aims to build a mix of semi-detached houses and detached bungalows while also incorporating plans to repurpose a quarry on the site. This article delves into the details of the proposed housing development and the anticipated decision timeline by the local authority.

Liam Kelly, operating under Sammy Kelly Builders, has formally requested permission from the Laois County Council to proceed with the development of the housing project in Ballylinan. The proposal outlines the construction of 30 three-bedroom semi-detached houses and four detached three-bedroom bungalows. Additionally, the plan includes provisions for five serviced sites, new entrances for vehicles and pedestrians, internal access roads, footpaths, communal open spaces, connections to foul and stormwater mains, water mains, boundary treatments, and landscaping.

Moreover, the application extends to the transformation of an existing quarry on the site. The intention is to fill the quarry with stones and soil, designated as inert soil and stones under the EWC class 17 05 04. This filled quarry will serve as an additional recreational area intended for the benefit of the future residents of the proposed housing development, along with other associated site works.

The planning application, submitted on March 26, is currently under review by the Laois County Council. The council is expected to deliberate on the proposal and reach a decision by May 20. This decision will have significant implications for the potential commencement of the construction activities outlined in the application.

The proposed housing development in Ballylinan signifies a potential expansion of residential infrastructure in the area, offering a mix of housing options and amenities. The outcome of the planning decision will determine the course of action for the development and its impact on the local community.
