Council planners have granted conditional permission for the development of 167 apartments at the former Limerick Ryan hotel site on the northside. Tribeca Asset Management, led by prominent developer Aidan Brooks, has been approved to undertake the transformation of the six-acre site. The project, estimated to cost €80m, will involve constructing the apartments across five new blocks varying in height from three to five storeys. The site, situated off North Circular Road, Roses Avenue, and Ennis Road, will also include the refurbishment of the seven-storey former Clarion Suites Hotel, which ceased operations in 2010. The refurbishment of this hotel has already been completed, with tenants beginning to occupy the 61 apartments within the development.

Aidan Brooks acquired 4.8 acres of the site from Nama in 2018 for a reported €6.8m. Subsequently, he expanded his ownership by purchasing the old public house on the land, consolidating his ownership to six acres. Despite objections from over 30 groups and individuals, including concerns raised about privacy, security, landscaping, noise, traffic, and parking, the project has garnered support from Limerick Chamber, the region’s largest business representative group. The Chamber has endorsed the development, emphasising the current low availability of rental units in the area.
