A significant new housing project in Newcastle West has received conditional planning approval from local council planners. The development, located on Churchtown Road, will add 53 new homes to the county town, expanding the existing Carrig Desmond estate where properties are already available for purchase.
Rockspring Developments, the firm behind the project, has outlined plans for a mix of semi-detached and terraced houses. Specifically, the development will include six semi-detached three-bedroom homes, 32 terraced three-bedroom houses, and 15 terraced two-bedroom homes. In addition to the residential units, the project will feature landscaped areas, surface car parking, and essential site services.
Councillor Michael Collins, recently re-elected to the Newcastle West district, has expressed strong support for the new housing initiative. “We have a demand for additional housing, so it’s very, very welcome. The biggest challenge for us is to ensure the housing can come on stream as quickly as possible. Any housing is welcome in Newcastle West,” he stated.
Initially, Limerick council planners had some reservations about the development’s design, particularly concerning a potentially “monotonous” streetscape due to uniform finishes on all homes. In response, the architects representing Rockspring Developments made design adjustments, including varying the brick details at each front entrance and proposing three different paint colours to distinguish individual blocks.
The council has granted approval for the development, subject to 20 planning conditions. These conditions aim to ensure the project meets all necessary standards and contributes positively to the local community.
This new development is expected to alleviate some of the housing demand pressures in Newcastle West, providing much-needed homes for the area.
