Alskea Wins Regeneration Project of the Year for Pavilion Eight

Alskea’s transformation of Pavilion Eight at Belvoir Park Hospital sets a new benchmark for planning permission-led regeneration in Northern Ireland.

Galbally-based developer Alskea has been awarded Regeneration Project of the Year for its work on Pavilion Eight at the historic Belvoir Park Hospital site. The accolade recognises the company’s sensitive restoration of the listed building, which forms part of a wider £25.6 million redevelopment scheme. Alskea’s approach combined heritage preservation with modern residential needs, securing planning permission for the conversion of the derelict structure into luxury apartments.

Work on the first phase began in mid-2022, focusing on the restoration of the 100-year-old Administration Building, West House, and two Gatelodges at the Purdysburn Road entrance. Alskea also constructed Hazelbank House, a new residential complex. Over 50 housing units, including apartments and townhouses, have been completed and are now more than 95% occupied. The development benefits from its location near the Lagan Valley National Park, one of Belfast’s fastest-growing suburbs and an area of outstanding natural beauty.

The project’s success is rooted in Alskea’s commitment to blending heritage conservation with contemporary living. The renovation of the Administration Building alone delivered 29 luxury apartments, breathing new life into a previously derelict listed property. The company’s approach reflects best practice in sustainable regeneration, ensuring that the site’s historic character is preserved while meeting modern housing demand. This balance is crucial for securing future planning permission for similar heritage-led housing schemes.

Future phases of the Belvoir Park redevelopment will see the restoration of three remaining listed pavilions into residential accommodation, adding 31,000 square feet of living space. Alskea is also investing £13.1 million in new build residential units in Zone 5, located behind the former West House. A planning application for this zone is currently under review by Belfast City Council, with the full project expected to complete by late 2025. The development’s proximity to protected green spaces and its integration with the local landscape have been key considerations, addressing potential environmental impact and flood-risk development concerns.

Alskea’s achievement highlights the importance of strategic planning permission processes in enabling the adaptive reuse of heritage buildings. The project’s success demonstrates how developers can navigate An Bord Pleanála decisions and material contravention issues to deliver high-quality, sustainable housing. By safeguarding the estate’s heritage and creating accessible, multifunctional spaces, Alskea has set a blueprint for future regeneration projects across Ireland.
