Tipperary’s 100-Home Planning Permission Boosts Local Housing

Planning Permission Granted for Almost 100 New Tipperary Homes

Struggling to find land for new housing? A large planning permission win in Tipperary could ease pressure for local buyers and renters.

Tipperary County Council has approved planning permission for close to 100 homes in one scheme, a significant local housing scheme approval that advances delivery in the county. This approval covers a phased residential development of detached, semi-detached and terraced houses designed to meet local demand and support supply in nearby towns.

The decision follows a standard local planning assessment and includes conditions intended to address transport, drainage and landscaping requirements; the permission also requires compliance with measures to mitigate environmental impact during construction and on completion. The council attached planning conditions on construction hours, site drainage connections and landscaping to protect neighbouring properties and local amenities.

Part of the permit package deals with flood-risk development measures where relevant site areas are close to watercourses: the approval requires specific surface-water management and flood-mitigation works to be carried out before occupation of affected dwellings. These measures aim to reduce risk to future residents and protect downstream receptors.

The approval process assessed the proposal against the development plan and technical reports; no material contravention of the local development plan was recorded in the council’s decision, and the scheme was cleared under the council’s standard planning regulations. Interested parties have the usual rights to appeal the decision to An Bord Pleanála if they wish to challenge elements of the permission.

Construction is expected to proceed in phases once any appeal period lapses and pre-construction conditions are satisfied, including road upgrades and utility connections required by the council’s grant. The phased approach will allow units to come forward for sale or allocation as they are finished, helping to deliver homes to the market more quickly.

Local councillors and council officials described the permission as a positive step for housing delivery in the area, noting the scheme’s contribution to the county’s overall housing targets and its potential to support local services and employment during construction.
