Demolition of the former butler’s bar and b+b, taken down by the applicant due to structural defects in the external walls uncovered during refurbishment, and the construction of a replacement comparable building. The development consists of / will consist of: (i) retention of demolition of the previously existing building (total gross floor area of 457.9 sqm) on the site known as butler’s bar and b+b and retention of partially constructed replacement building, built to first floor level (142.2 sqm gross floor area). (ii) completion of a replacement building (3 storey plus attic) comprising of public house/ breakfast room on the ground floor (83.1sqm gross floor area) and bed and breakfast (388.6sqm gross floor area) on levels 1-3 with access from the ground floor. The b+b comprises of 13 no. En-suite bedrooms. The total gross floor area of the building is 504.6 sqm including circulation space and toilet facilities. The increase in floor area of 46.7 sqm over the previously existing building relates to a new stair core at the rear of the premises from the 2nd floor to 3rd floor / attic level. (iii) minor revisions / modifications to design of the previously existing building comprising of:- a. Reconfiguration of internal layouts on ground floor including revisions to layout for public house / breakfast room, repositioned plant/ keg store, new toilets and back of house facilities and an upgrade to previous entrance hall and stairs serving the b+b. B. Reconfiguration of guest accommodation and associated facilities with no change to the number of rooms being provided from the previous b+b premises. C. Revisions to window and door opes comprising of 4 no. Velux windows added to 3rd floor / attic level, with 2 on the west elevation and 2 on the south elevation; revision to 1 no. Ground level window on west elevation; 1 no. New window ope to 3rd floor attic level on east elevation; and revisions to window opes and removal of 3 no. External doors on north elevation. All other doors and windows will match the previously existing building. D. An overall height increase of c. 1.75m on the south and west elevations due to a rationalisation of ceiling heights on the ground floor to second level (new ceiling heights of c. 2.425m) and an increase in ceiling heights for the third floor attic rooms from c. 2.05m to c2.4 metres, together with a minor change to roof pitch.
