Sunday 18 October 2026

US investment firm Barings is set to acquire Ires REIT in a €726 million deal covering 3,600 properties, testing the impact of Ireland's rental framework on housing supply.

US investment firm Barings is set to acquire Irish residential landlord Ires REIT in a €726 million deal involving 3,600 properties.

The transaction covers Ireland's largest private landlord, whose holdings include thousands of Dublin apartments.

The takeover will serve as a live test of Ireland's new rent rules. Under the framework, owners can raise rents across portfolios over time as existing tenancies end and new occupants move in.

The government has stated that the objective of the rental rules is to stimulate private investment in the rental market, with the specific aim of encouraging investors to build more rental properties and increase overall housing supply.
