The current zoning objective for the site, quoted verbatim from the development plan.
Designated sites
Distance to the nearest SACs, SPAs and other conservation designations, for Appropriate Assessment screening.
Heritage
Recorded monuments and protected structures nearby, and whether the site sits inside a zone of archaeological potential.
Ground conditions
Aquifer type, groundwater vulnerability, soil and flood context from the public spatial record.
Decided precedent
Nearby applications and their outcomes, corrected for An Bord Pleanála appeals — not just the council's first decision.
Grant & appeal rates
How often the authority grants, and how often a refusal is overturned on appeal, for this class of development.

How long decisions have actually taken, and how often a further-information request stopped the clock.

The report is evidence, not a verdict. It does not score, grade or predict whether a particular proposal would be granted permission — no report can honestly do that, because that depends on the design a professional prepares, not just the site. It does not replace a pre-planning consultation with the local authority, and it is not a substitute for advice from a planning consultant, architect or engineer before you lodge an application. Always confirm anything it reports against the authority's own register and development plan.
