Daft Report Records Slowdown in Dublin House Transaction Price Growth
Monday 28 September 2026
Dublin house transaction prices rose by 0.8% in the year to September, marking the slowest annual growth rate since 2020 as buyer demand softened.
Dublin house transaction prices increased by 0.8% in the year to September, marking the slowest rate of growth since 2020, according to the latest Daft Sales Report.
Across Ireland, advertised list prices increased by 3% over the same 12-month period to September 2026. This rate of list price inflation represents roughly half the pace recorded a year earlier. Nationally, the average advertised list price across all residential property types stood at just under €445,000 during the third quarter. List prices remain 44% higher than pre-Covid figures and 7.5% below their Celtic Tiger peak.
With advertised prices currently increasing faster than completed transaction values, the national margin between initial asking prices and final sale prices narrowed to 2.6%. This is down from 6.8% recorded twelve months prior, representing the smallest gap between listing and transaction prices since 2023.
Report author Ronan Lyons stated that the data indicates weaker buyer demand rather than an expansion in home supply, set against broader uncertainty across the economy.
