ESRI: Irish homes overvalued by 17% as poor supply impacts affordability

Friday 4 September 2026

Research from the ESRI reveals that Irish homes are overvalued by 17 per cent, with the 'squeezed middle' hit hardest by a severe lack of housing supply.

Irish homes are overvalued by 17 per cent due to poor supply driving down affordability, according to research by the ESRI.

The Economic and Social Research Institute (ESRI) has stated that the 'squeezed middle' is bearing the brunt of soaring residential property prices.

According to the findings, a severe lack of housing supply remains one of the primary factors accelerating the deterioration of affordability in the property market. This supply deficit has contributed to residential properties being overvalued by an estimated 17 per cent.

The figures highlight the ongoing pressure on the Irish housing sector, where the gap between market supply and buyer demand continues to worsen affordability challenges for middle-income purchasers.
