Irish New Home Prices Averaged €460,000 in Third Quarter as Supply Grew

Thursday 5 November 2026

The typical price of a newly built home reached €460,000 in the third quarter of the year, with new properties continuing to sell at a premium over second-hand stock despite increased market supply.

The typical purchase price for a newly built home in Ireland reached €460,000 in the third quarter of the year, according to market data reported by the Irish Independent.

The figures show that newly constructed homes continue to sell for thousands of euros more than second-hand properties. This price gap between new-build housing and existing dwellings persists even as the overall volume of newly constructed units placed on the residential market has expanded.

While the total number of new homes listed for sale has risen, sales transactions for the third quarter reflect continued upward pricing pressure on newly completed residential schemes relative to older stock.
