Median Irish house price reaches €396,000 as market competition intensifies

Sunday 13 September 2026

Official data and industry figures show Irish residential property prices continuing to climb, with homes selling significantly above asking prices.

Irish property prices have continued to rise, with the median home selling for €396,000 in the 12 months to June, according to official figures.

Data from the Central Statistics Office (CSO) shows that the median purchase price reached €396,000 during this period. Market analysis from other industry bodies supports this upward trend.

According to figures from the Institute of Professional Auctioneers and Valuers (IPAV), the average price for three- and four-bedroom semi-detached houses, as well as two-bedroom apartments, rose to €411,241 this year. This represents an increase of approximately 46% over five years, up from €280,629 in early 2021.

Additionally, data from property portal MyHome indicates that final sale prices are frequently exceeding initial valuations. During the summer, properties nationally sold for an average of 7% to 8% above their asking prices, with this premium rising to between 9% and 10% for properties located in Dublin.
