Simon Communities Report Finds Only 20 HAP Properties Available in June 2026

A new report by the Simon Communities of Ireland shows that only 20 properties were available within Housing Assistance Payment limits in June 2026.
Only 20 rental properties were available within Housing Assistance Payment limits in June 2026, according to a Simon Communities of Ireland report.
The latest quarterly *Locked Out of the Market* report surveyed 16 areas over three dates in June 2026. While the study found 1,303 properties available to rent at any price—up from 1,070 in March 2026 and 978 in March 2025—the vast majority fell outside of HAP limits.
Of the 20 properties found to be within HAP limits, 17 were located in the three Dublin study areas. Outside of Dublin, only Kildare had any HAP-eligible listings, which comprised three properties.
Furthermore, the number of surveyed areas with no HAP-eligible listings rose to 12. This shift occurred as Cork City Centre, Dundalk, and Sligo Town lost their remaining HAP-eligible stock. Over the survey period, Leitrim recorded the lowest overall listings, with just four properties available to rent at any price.
