To carry out the following development: the construction of a new housing estate development consisting of: a) the demolition of an existing dwelling, sheds and outbuildings, b) the construction of 26 no. New residential units comprising of: 6 no. 3-bedroom, two storey terraced dwellings, 4 no. 4-bedroom three storey semi-detached dwellings, 2 no. 3-bedroom single storey detached dwellings, 12 no. 2-bedroom two storey terraced dwellings, 2 no. 2-bedroom two storey semi-detached dwellings, c) 48 ancillary car parking spaces within the development, d) the construction of vehicular and pedestrian access points to the site, e) alterations to ground levels to accommodate the development, f) varied boundary treatments and landscaping works, g) surface water management will include hydrocarbon interceptor and soakaway, h) all ancillary site works. In accordance with the habitats directive, appropriate assessment screening has been carried out on the project. An environmental impact assessment (eia) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development
