For proposed development which will consist of the construction of a light industrial manufacturing facility with ancillary office space measuring circa 3,630m² comprising, a. A naturally lit high-bay workspace and a two-storey annex comprising administration and office spaces, sanitary and staff welfare facilities, b. The provision of external public lighting, a standalone esb substation and switch room building, an enclosed external building services enclosure and an enclosed waste storage compound, c. Two new site entrances from the perimeter public roadways; a hgv entrance from the north off smithstown road to a dedicated goods yard and a second entrance from the east for all other vehicles, d. Parking for 76 cars, of which 17 are ev charging spaces and 4 are universal access spaces, 38 bicycles under a covered shelter and a vehicular set-down zone, e. New ground level corporate signage to be placed at the south-west side of the adjacent roundabout on the smithstown road, f. Roof and ground mounted photovoltaic panels, building signage, ancillary soft and hard landscaping and all associated site works and services.
