  • To refurbish and extend ballykilty house to provide a hotel facility of 19 no. Bedrooms, 63 car park spaces, together with all ancillary services. This building is a protected structure – record protected structure (rps) ref. No. 658 the development will consist of
  • Internal refurbishment to existing protected structure of main house
  • Structural alterations to main house, to stabilize existing structure and exclude rainwater ingress
  • Construction of a part-2 storey extension to the eastern elevation of the original house, of matching proportions to the current western elevation, to balance the overall front elevation of the new premises
  • Refurbishing and repurposing the existing out-buildings to incorporate them into the new development - as per drawings
  • Construction of new extensions to incorporate new reception & hotel entrance areas, new bedroom block, new kitchen & food preparation areas, new function room, new café building within the walled garden
  • Construction of a new car park
  • Refurbishment of existing main entrance gateway to property from public road
  • Upgrade of existing site roadway within property
  • New mechanical & electrical systems incorporating sustainable policies
  • Landscaping and reinstatement works including to walled garden

A series of landscaped open spaces provided throughout the site with a mix of hard and soft landscaping, pedestrian and cycle access together with planting and green areas as shown on the drawings. All landscaping, including planting to consolidate tree lines and hedgerows forming existing site boundaries with adjoining agricultural lands
