Construction of a new distillery complex consisting of the following: (1) a new whiskey & gin distillery building with visitor centre and associated offices, labs, bottling hall, bar tasting & shop areas together with staff facilities, (2) external esb sub station , (3) external cooling tower and silo storage tanks, (4) a new vehicular entrance with associated filter lane off the main county road, with internal access roads and internal footpaths, car parking areas etc, (5) cooling and surface water fire retention ponds within the site area, (6) 4 no. Separate barrel storage sheds, (7) construction of a new pedestrian bridge linking the site to the ardara town car park with associated walkways from bridge to the distillery, (8) reduction of ground level to lower part of site by 1m in depth, (9) reduction of ground level along the northern boundary, (10) connection to existing public foul sewer on site, (11) bore 4 no. Bored lined water wells, with an associated connection to the existing public water supply, (12) erection of road side signage and associated signage to the distillery buildings and (13) construction of 2m high perimeter fencing to secure site. A natura impact statement (nis) will form part of this application and is submiited together with all associated site developement & landscaping works
