A period of 10 years for a large-scale residential development (lrd) consisting of the provision of a total of 346 no. Residential units along with the provision of a neighbourhood centre that will incorporate a creche. Particulars of the development comprise as follows (1) site excavation works to facilitate the proposed development to include excavation and general site preparation works, (2) provision of a total of 346 no. Residential units which will consist of: 10 no. 1 bed duplex apartment units; 123 no. 2 bed duplex apartment units; 42 no. 3 bed duplex apartment units; 98 no. 2 bed dwellings; 53 no. 3 bed dwellings and 20 no. 4 bed dwellings. Building typologies range in height from single to three storey and comprise a mixture of detached, semi-detached and terraced dwellings along with provision of duplex apartment units, (3) provision of a creche that will serve as a neighbourhood centre, (4) provision of associated car parking at surface level via a combination of in-curtilage parking for dwellings and via on-street parking for the creche and apartment units, (5) provision of electric vehicle charge points with associated site infrastructure ducting to provide charge points for residents throughout the site, (6) provision of associated bicycle storage facilities at surface level throughout the site and bin storage facilities, (7) provision of associated open space areas, residential communal open space areas to include formal play areas along with all hard and soft landscape works for private gardens and amenity spaces along with public lighting, planting and boundary treatments to include boundary walls, retaining walls, railings and fencing, (8) provision of a new link road with associated works to include for provision of associated cycle and walking infrastructure along with ancillary works to include for culverting of existing watercourses, landscaping and lighting works. The proposed link road will facilitate part of the northern network project, (9) provision of new entrances onto the new link road with associated pedestrian connections, (10) provision of internal culverts and associated works along with realignment and decommissioning of existing drainage channels within the site. Culvert works to include for provision of headwalls, (11) provision of esb substations, (12) associated internal site works and attenuation systems to include for hydrocarbon and silt interceptors, (13) provision of ancillary site development/construction works
