The site is within the curtilage of the protected structure (54 ranelagh road, dublin 6, rps ref no. 6980). The works will comprise of the following: a) the demolition of the existing single storey garage structure and vehicular entrance gate accessed off orchard lane. B) the construction of 1 no. Detached split level mews dwelling (lower ground floor 1750mm below entrance level, upper ground floor 1250mm above entrance level and first floor 4050mm above entrance level) with 2 no. Bedrooms and a floor area of 181.59 sqm. A private terrace at upper ground floor level to rear is also proposed. C) elevational alterations to orchard lane including the reconstruction/conservation of the existing ashlar limestone walls bounding the subject site to provide an adapted entrance from orchard lane. D) bin storage and bicycle storage within the gated entrance passageway. E) all associated site & landscaping works.
