The proposed development comprises the following on a floor by floor basis: (1) basement plant area and lower ground floor: internal reconfiguration of existing ancillary accommodation to facilitate revised plant requirements, maintenance room, staff accommodation and revised internal circulation with no increase in floor area; (2) ground floor level (+91sqm): internal reconfiguration to existing toilets and reception facilities, extension to existing bar into existing terrace area on burlington road, 1no. Additional bedroom over former substation site; (3) first floor (+22sqm): 1no. Additional bedroom; (4) second floor (+73sqm): 3no. Additional bedrooms including 1no bedroom over former substation site and 2no.
