Protected structure : the project consists of upgrade and extension works to the existing two-storey private dwelling formerly used as shared rental accommodation, itself a protected structure, including the retention and general repair of the existing front façade facing onto moyne road, the making-good of all required existing brickwork, flashings, rainwater goods, roof, chimneys, etc. And the repair/replacement with similar of existing windows and door, cills, etc. The demolition of the existing garage building (29.4sqm) located at the rear of the property, and replacement with similar garage/store with retained pedestrian and vehicular access via the adjacent rear laneway. The demolition of 2 no. Existing single-storey lean-to extensions onto the main house (8sqm), the demolition of part of the ground floor area located at the rear of the property, the removal and making good of existing chimney and chimney breast at first floor level located at rear of the property, and the reduction in height of the existing kitchen floor, the removal of 1 no. Existing rear window and widening of opening to allow level access from the new extension. The proposal also includes for the provision of a new single-storey ground floor extension located at the rear of the property (49.6sqm), and forming an open-plan internal layout facing onto the rear garden with a stepped roof arrangement to facilitate good natural lighting and ventilation. Minor internal alterations are proposed to the existing layout at ground floor and the provision of new bathroom/ensuite at first floor level within the existing arrangement.
