The development will also consist of alterations and conservation works to the exterior and interior of the existing building to include the following: removal of single storey extension (47sqm) to rear garden and the reconstruction of the existing three-storey rear return (35sqm total over three levels); provision of a modest, single storey extension (20sqm) to the rear at lower ground floor level; modifications to some internal walls and door openings including the removal of the non-original draught lobby to the main entrance; provision of en-suite and family bathroom at first floor level; cleaning and re-pointing of brickwork to front elevation; upgrade of existing original and non-original sash windows to provide slimlite double glazing in place of modern plate glass and replacement of modern top-hung windows with sliding sash windows; general repair, upgrade and refurbishment of the existing fabric including repairs to the existing window surrounds, facades and roof fabric including valleys and rainwater goods; provision of 2no. New roof lights within the internal valley of the main roof; landscaping works to front garden, and all ancillary and associated site works.
