The development will consist of: the demolition of existing houses and outbuildings and removal of existing boundary walls along west and south boundaries. The construction of 33 no. Residential apartments for older persons (22 no. One-bedroom units, 11 no. Two-bedroom units) in 2 no. Interlinked deck access blocks comprising: block a which addresses the front of the site at 4 storeys & block b to the rear of the site is 3 storeys with pv panels at roof level. A landscaped communal courtyard is proposed between blocks a & b. 11 no. Carpark spaces (including 2 no. Accessible spaces) are to be provided to the rear of block b and a new 4.8m wide access road from the front slip road off coolock lane is proposed providing vehicular and pedestrian access. Pedestrian access is also proposed from 2 no. Access points on oak view. Balconies or terraces are to be provided for all apartments. The proposed balconies are situated- on the south west elevation of block a and south facing elevation only to the courtyard for block b. Provision is made for refuse and recycling storage, bicycle and mobility scooter parking, hard and soft landscaping areas including communal open space, boundary treatments, an esb substation, and all other site development works, all on a site totalling c. 0.255 ha.
