The proposed development will consist of the demolition of the existing 2 storey building and boundary walls to the south and west of the site and removal of all associates shed and structures within the site, and the construction of 1 no. New 5 storey building over basement level (part 3 storey and part 4 storey over a lower ground floor level) hotel building with balconies/terraces, comprising of ; (a) 1 no. 66 -bedroom hotel at ground to 4th floor levels; (b) a licensed restaurant and back of house facilities at ground floor level with external dining areas; (c) a bar at lower ground floor level; (d) 14 no. Car parking spaces, 32 no. Bicycle parking spaces and 1 no. Motorcycle parking space at basement level with plant , bin and bar stores, and 3 no. Surface bicycle parking spaces; set down area on main street; (e) a new vehicular access from well road; (f) pedestrian access from main street and well road; (g) signage to the front and rear elevations, all along with hard and soft landscaping, boundary treatment, public lighting and all associates site works necessary to facilitate the development. A natura impact statement (nis) has been prepared and is submitted to the planning authority with the application.
