The proposed development consist of a change of use, refurbishment and extensions to the disused dwelling for use as a guesthouse with 8 bedrooms and associated coffee shop. The proposed works include partial demolitions of the existing walls / floor, elevations and pitched roof. The proposed work also include raising the roof of the existing two-storey dwelling to create a new second floor with dormers and a three-storey extension to the rear and side; replacement of the existing upvc windows refurbishment of the existing bay windows; a new shopfront and entrance with an integrated canopy to the east and part of the north elevation; three new skylights to the rear and associated alterations to plans, sections and elevations to accommodate the new use; and all associated development works, including, landscaping, drainage and site works.
