The planning application will consist of; (i) to provide, (a) a modern, well-designed 2-storey frontage extension incorporating standalone new build to the established care home facility, comprising a total of 34 additional bedrooms with ancillary accommodation (dining, administration, clinical rooms, sitting out areas, utility areas), and including a glazed connecting canopy. The 34 bedrooms are exclusively proposed for both post-hospitalized and longer-stay residential care, and will be of significant floor area scale (all above 36 sq m. ), with in-bedroom kitchenettes catering, and wc facilities; (ii) amendments to the overall site layout, including (a) removal/relocation of the existing front car parking area and part of the internal access road, (b) provision of a new car parking area with a new section of internal access road, (c) new front landscaping area, attenuation pond, sensory garden; (iii) to retain /regularise the internal changes and small-scale additional floor area accommodation, specifically, (a) the single-storey front annex (‘end of life’ room) on the north elevation to the east of the existing entrance area, (b) the first-floor level ‘refreshment room’ along the southern side of the existing enclosed central external open air courtyard area,(c) a staff welfare room at the ground floor level within the enclosed central external (open air) courtyard area.
