The works will include: removal of all derelict structures to rear of main building and rear boundary walls; removal of non-original internal partitions, stair and chimneys from main building. Reinstatement of original ground floor arched openings; construction of new two, and three storey extensions to rear (gross area 809sqm) with second floor terrace, part basement (gross area 42sqm), roof lights to concealed flat roof area and hot water solar panels. Entire completed building to have a total gross floor area of 1002sqm. Ancillary works to include paving, soft landscaping, lighting and railings to the front of site. Revised by significant further information consisting of; alteration to red line boundary to include bin store details, internal alterations to toilet and staff layouts, auto-track analysis, paving and landscaping details and preliminary construction plan
