The proposed development will also consist of the construction of: single storey forecourt building (531 sqm gfa) accommodating a shop (100 sqm net, including a 9.5 sqm ancillary off-licence), 3 no. Restaurant/café areas (which will include for the sale of hot and cold food for consumption on and off the premises) (one of which will include a drive-thru facility), associated restaurant/café seating area, ancillary kitchens, staff and customer facilities, plant, storage, back of house and circulation spaces; and a new substation (23 sqm gfa). The proposed development will also consist of: new shopfront signage (some illuminated) (9 sqm), a replacement double sided illuminated totem (18 sqm each side); revisions to the site layout, including the provision of 37 no. Car parking space and new waste compound, relocation of the air/water services; changes to levels; alterations to external lighting; hard and soft landscaping, including revised boundary treatments and an external public seating area; associated alterations to the permitted scheme’s services (mechanical and electrical, water supply, sewage disposal and surface water disposal); and all other associated site development works above and below ground.
