Development will consist of (a) the construction of a new flat roof single storey domestic extension to the rear of the existing dwelling with a total floor area of 20.2 m². This rear extension is the same as that granted under pl. Reg. Ref. No. : 21/1797. (b) the construction of a new pitched roof to replace the existing pitched roof with associated 2 no. New dormer roof windows proposed to the rear. The new roof will have a pitch of 35 degrees and will have a proposed ridge height c. 0.615m higher than that of the existing roof. (c)the new pitched roof will accommodate new habitable accommodation at first floor level with a total floor area of 52.8 m². The provision of this new habitable accommodation at first floor level will change the dwelling from single storey—with attic storge—to a dwelling with two levels of habitable accommodation. (d) minor internal modifications to the existing dwelling to facilitate the new internal layout and stairs to access the new first floor habitable accommodation. (e) all associated site development works to include connection to the existing services on site.
