For the construction of three (four-bedroomed) two storey, detached single family houses of individual design and located on individually defined plots, all within the curtilage of johnstown house business centre, which is a protected structure, (kcc development plan listing ref: b19-22) and (niah ref: 11812020). The proposed three houses will contain a mixture of gable and hipped slated roofs, with smooth and roughcast rendered finishes and including some selected stone to external walls. External structures to serve the new houses will include two external flat roofed single storey stores, and one flat roofed single storey garage and wc. The development works will include also, inter alia, all necessary site services, connection to main sewers, raised ground levels, hard and soft landscaping, car and cycle parking, rendered screen walls of varying heights defining the residential sites, and including the reconstruction of a portion of the original western stone wall of a former agricultural outbuilding previously on the site, (now demolished), and set along the same building line of the original wall and using the original stone. (this stone wall is to be left unrendered and is erected to effect compliance with condition 2 (a) of planning permission 09/1145). The existing parking area servicing the johnstown house business centre will be altered and landscaped to facilitate the proposed development, but no development is intended to the protected structure itself
