The site is bounded by moanbane residential estate to the north, kilcullen industrial estate to the south, naas road to the west and greenfield land to the east. Infrastructure works are also proposed on naas road comprising the construction of a new site access, verge and shared surface on the eastern side of the existing road and updated road markings on the existing carriageway. The total area of the development site and the infrastructure works measures c. 1.98 ha. The development will consist of: the construction of a 70 no. Unit residential development comprising: 4 no. 1 bedroom maisonettes in a 2 no. Storey block; 43 no. Two storey houses (15 no. 2 bed units and 28 no. 3 bed units); 13 no. Two storey with dormers houses (4 no. Bedroom units); and 10 no. Three storey houses (4 no. Bedroom units).
