The planning permission development will consist of: a) the construction of a new domestic extension to the front, side and rear of the existing two storey dwelling with a total proposed floor area of 105.9 m² that will consist of 60.3 m² at ground floor level and 45.6 m² at first floor level. B) the ground floor extension area of 60.3 m² consists of a new entrance porch (floor area of 1.7 m²) and bay window (floor area of 1.5 m²) to the front; and extension area of 57.1 m² to the rear / side. C) the proposed single storey rear / side extension element with overall floor area of 64.4 m² includes the existing floor area of a previously constructed planning exempt rear extension of 14.5 m² and existing house floor area of 9.6 m² that it is proposed to demolish (i. E. The proposed ‘new’ floor area in the single storey rear extension is only 40.3 m²). The remaining proposed ground floor extension area of 16.8 m² has part of the proposed first floor extension directly over. D) the first floor extension element of 45.6 m² includes new gable roof elements to the front and rear elevations along with further modifications to the existing roof to facilitate the proposed new extension works & to simplify the overall roof design. There is a proposed increase to the principal roof ridge height of approx. 705mm.
