(82.4sqm) into a licensed restaurant, guest apartments and associated site development works. The proposed development will include the following works. Conversion of existing ground floor bar, kitchen, toilets, store and yard into licensed restaurant (approx 83 seats), kitchen, toilets, store and outdoor seating area, conversion of 2 no. Existing residential units into self-contained guest/tourist accommoddation, comprising 4 no. En-suite bedrooms, 1 no. One-bedroom apartment and 1 no. One-bedroom duplex apartment , all accessed from james connolly st. The proposed works will also include alterations , repairs and renovations of the whole premises comprising, removal of existing partitions, floors, ceilings, joinery, fixtures and fitting, installation of new fire-rated partitions, ceilings and doors in compliance with tgd park b, insertion of new kitchens, toilets, stores and staff facilities, repair and restoration works to roofs, valleys, parapters, shopfronts and sash windows, remodelling of existing facade to james connolly st. , renewal of the mechanical electrical and waste disposal installations throughout, sundry repairs, renewals and alteration works to facilitate the development outlined above
