The application site, of c. 37.3ha, is located in the townland of moygaddy, and is bounded by the river rye to the south, agricultural lands to the west and north and north-east, and carton demesne to the east. The proposed development will consist of the construction of a residential development, which is identified under the maynooth and environs joint local area plan 2025-2031, ranging in height from 1- to 5-storeys to accommodate 757 no. Residential dwellings (523 no. Houses, 100 no. Duplex units and 134 no. Apartments), a retail unit, a creche, a community hall/scout den, a playing pitch, a wastewater pumping station, public open space, and the north-eastern maynooth outer orbital route (moor). The site will accommodate 1,055 total no. Car parking spaces, 1,222 total no. Cycle parking spaces, pedestrian/ cycle links, road connectivity enhancements, services and plant areas.
