The development will consist of 24 hour lorry park to incorporate the following, petrol filling station/lorry fuelling with petrol, diesel, bio-fuel and paraffin pumps. A two storey commercial building over basement comprising of a mixed use. Basement use to comprise mainly of storage areas, staff areas, toilets, plant room etc. Ground floor use to comprise of convenience shop with storage and automated telling machine (atm), cafe/restaurant/take-away with seating capacity, toilets. First floor to consist of offices and lounge/relax area for truck drivers. Also, canopy over forecourt, new underground fuel storage tanks, car parking spaces, heavy goods vehicles/bus/camper parking bays with electrical supply points, truck refuelling facility with canopies over, new illuminated signage, totem pole signage, recyclable car wash & lorry wash new entrances/exits to public road, service area, alterations to boundary frontage of existing car dealership site and changes to vehicular access at existing entrance/exit, waste water treatment plant and integrated constructed wetland with disposal to open waters, underground storm water attenuation tanks and full retention oil and petrol interceptors and continuation of public footpath to front of site and new road marking on public road for right turning land all associated site works and landscaping
