Commercial/residential development in accordance with the newcastle/lyons local area plan. The development consists of two parts, a 3/4 storey commercial element along the main street, east of the gondola and a 2/3 storey residential element to the rear and south of the gondola the commercial element consists of (a) a three storey public house/restaurant and ancillary uses of 1176m2 along the main street including car parking to the rear, (b) a three storey retail, commercial building of 1155m2 at the junction of the main street and a new access road and (c) a four storey 72 bedroom hotel with commercial, leisure, bar/dining and ancillary uses on the ground floor. The residential element consists of a total of 145 units with 82 no. Apartments and duplex units all in three storey blocks to the rear of the commercial element and 63 no. 2 and 3 bed 2 storey terraced houses to the rear of the site. The site has an overall area of 5.2 hectares with access along the eastern boundary of the site from the main street. The development includes the demolition of the gondola public house and ancillary buildings and include all infrastructure works including piped and wired services to outfalls as shown together with car parking both on and off the street and public open spaces and paths in compliance with the zoning provisions and objectives of the local area plan including both pedestrian and vehicular access to lands to the south, east and west with allowances been made for integration of adjoining developments in the future.
