Industrial unit consisting of a single storey (including part mezzanine level) distribution warehouse (16,413sq. M. ) along with a 3 storey component catering for office use (4,282sq. M. ). The height of the proposed development is 115.115mod to parapet of warehouse component, with a projecting louvre over warehouse at 116.4mod, and 114.2mod to parapet of office component. There are 2 no. Projecting stairwells and a plant room attached to the office element with a parapet level of 115.75mod. Vehicular access to the site will be at the existing kingswood road roundabout with a secondary vehicular access point onto kingswood road at the north-east corner of the development site. The proposed development also includes for 6 no. Depressed loading docks, on-grade personnel and vehicular access doors, external sprinkler tank and pump house with 2 no. External compactors, a bank of external ac chillers, single storey security hut (6sq. M. ) at vehicular entrance to the development at the kingswood road roundabout, all necessary access roads, service yards, landscaping, surface water attenuation, car parking, all associated site development and infrastructural works and utilities all on a site area of approx. 4.83ha.
