A mixed use development comprising a hotel, leisure centre, crèche, local shop, replacement golf clubhouse and 290 no. Residential units on an overall site area of 15.2 hectares. The development site is bounded by the nangor road to the north, grange castle road (outer ring road r136) to the east and the existing grange castle golf course to the south and west. The site adjoins the site of a protected structure, kilcarberry house, located to the south of the site. The proposal is for: (1) a 132 bedroom hotel (gross floor area 9,792 sq. M. Excluding the area of the basement car park) including an entrance / reception area, public bar, public bar terrace at ground floor level, dining area, dining terrace at ground floor level, private dining area, residents lounge, residents lounge terrace at ground floor level, conference/function room, pre function room, 11 no. Meeting rooms and associated terraces at third floor level, an ancillary hotel retail unit, an ancillary beauty shop, an ancillary hair salon, related ancillary facilities and associated plant rooms. The hotel is four stories over basement level and includes a mezzanine level between ground floor and first floor level. Terraces are proposed to north west, north east, south west and south east facing elevations of the hotel. (2) a 794 sq. M. Leisure centre/spa and related ancillary and plant facilities located at basement level and ground floor level of the hotel ; the hotel and leisure centre are served by a total of 238 no. Temporary marketing suite, 1 no. Illuminated advertising for the proposed development adjacent to the grange castle road (outer ring road r136), cycle storage areas, 1 no. Pumping station, 1 no. Feature/attenuation pond, 1 no. Attenuation pond, waste management and service areas, esb substations and associated switchrooms, changes in level, services provision including the diversion of services as required, boundary treatments, all hard and soft landscaping and all associated site works including the provision of public open space.
