Alterations to the existing structure including the amalgamation of the ground floor retail unit (285.6sq. M. Gross) and the first floor office unit (285.6sq. M. Gross) to form a single restaurant unit incorporating a hot food take-away (419.6sq. M. Gross) and internal drive-thru facility. The development comprises: (i) ground floor customer seating, service and storage areas; (ii) first floor additional customer seating, office space, staff facilities, storage areas and customer toilets; (iii) provision of a drive-thru with vehicular circulation within the envelope of the existing structure including separate vehicular entry and exit points on the south elevation and associated height restriction signage; (iv) removal of three existing entrance doors on the south and east elevations and replacement with a new customer entrance door and fire exit door on the south elevation; (v) new signage wrapping around the north, east and south elevations incorporating 2 no. Corporate logos each measuring (2.6m x 0.72m, total advertising area 1.87sq. M. Each); signage measuring 1.95m x 1.95m (total advertising area 3.8sq.
