The proposed development comprises the construction of a single storey licensed discount foodstore with ancillary off-licence sales measuring 1,878sq. M. With a net sales area of 1,270sq. M. And 117 no. Attendant car parking spaces on the existing belgard inn surface car park and adjoining lands along the old belgard road; alterations to the existing three level (single storey above ground and two level basement) belgard inn premises including demolition of existing ground level single storey bookmakers building and relocation of bookmakers to within belgard inn building; reorientation of main ground level entrance to belgard inn building from northeastern elevation to ground level southwestern elevation including demolition of existing entrance porch and construction of new entrance porch and deck/platform linking to existing multi-storey car park along cookstown road; alterations to roof and building facades and signage; reconfiguration of internal ground floor layout of existing belgard inn pub/off licence including relocation of bookmakers to ground floor of premises. The proposed development is to be accessed via existing pedestrian and vehicular accesses on the old belgard and cookstown roads and serviced via new and existing infrastructure connections. The proposed development also comprises the relocation/diversion of existing public watermains traversing the site; the provision of free standing and building mounted signage, refrigeration and air conditioning plant and equipment, hard and soft landscaping and all other associated and ancillary works.
