(a) temporary non-habitable, demountable single storey show house of 164.1sq. M gross floor space and all ancillary works to be located on the site of the permitted attenuation pond at the entrance to the permitted lamberton hotel and retirement village site (reg. Ref. Sd14a/0021 and an bord pleanala ref. Pl06s. 243745) on the western side of the existing access road. This temporary show house will be used as a marketing suite for the permitted lamberton retirement village development in advance of the construction of the permitted individual retirement units. The temporary show house will not require connection to water supply or drainage services and will be temporarily served by the 11 previously approved car parking spaces at the entrance to the site. (b) 3 temporary billboard signs (24sq. M each), 8 metres high, with the base of each sign 2 metres above ground level, each attached to three support poles, advertising the proposed lamberton hotel and retirement village development. One of the temporary billboard signs will be located at the entrance to the permitted development, on the eastern side of the existing access road. The other two billboard signs will be placed on the northern side of the r120 (rathcoole) road to the east of newcastle manor heights housing estate and will also include way finding to the temporary show house and retirement village development site. These temporary structures (3 billboard signs and the temporary show house) will be removed 1 year from the grant of this permission and the permitted attenuation pond will be completed as per reg ref. Sd14a/0021 and pl06s. 243745. All on a site of approx. 12.59 hectares in the townlands of ballykelly and rathcreedan (the site of the partially completed lamberton hotel) and 0.01 hectares on the north side of the r120 (rathcoole) road to the east of newcastle manor heights housing estate.
