The proposed alterations arise as a result of the development site area increasing from 0.44 hectares to 0.8 hectares and are as follows (i) reduction in size of external storage area / turning bay / concrete yard to the immediate north of the builder’s merchants building and 237 sq. M increase in building floor area to increase total floor area to 1,708 sq. M; (ii) removal of external storage racking units a, e and f; (iii) increase in size of concrete yard to the rear (southern) extent of the site; (iv) 2.4 m high boundary wall comprising palisade fencing along western site boundary and rendered blockwork wall on southern, eastern and northern boundaries; and, (v) all ancillary works necessary to facilitate the proposed development. No change to the permitted number of bicycle (10 no. ) or vehicular (20 no. ) parking spaces is proposed under the current application
