Development of tourism scheme, offices and a nursing home comprising of the construction of (1) 37 holiday chalets consisting of 9 no. Two bedroom units, 7 no. One bedroom units and 21 no. Three bedroom units. They range in height from one storey to two storeys and in size from 44sqm to 146sqm (2) resort reception building, two storeys in height, consisting of: café/bar area(172sqm) with adjoining open sided fire pit area (142sqm); games room(124sqm) and function room(236sqm) (3) guestroom building, two storeys in height, with 12 guestrooms (650 sqm in total) (4) spa building, single storey in height and 117 sqm in size (5) service unit, single storey in height and 128 sqm in size (6) ponded water feature and adjoining amenity play area (7) 5 no. Office buildings, each 856sqm in size and three storeys in height (8) nursing home comprising 80 bedrooms arranged in a two to three storey, split-level design totalling 4,552 sqm in size (9) a new t-junction access off the n56, incorporating a right turning lane, at a location 130m west of the existing t-junction at the four masters gaa ground. Once the new t-junction becomes operational and connects with the rest of the local road l18451 the existing t-junction it will replace will be closed to vehicular traffic and restricted to pedestrian use only (10) single vehicular and pedestrian access carriageway into site off local road l18451, located 170m from new t-junction (11) widening of above local road l18451 on land located within the application site (12) new footpath provision along the entire stretch of the site bordering the n56 totalling over 600m in length and along the widened local road l18451 totalling 320m in length (13) pedestrian access points from within site to new footpath provided along the site boundary with the n56 (14) the total provision of 312 car parking spaces, including electrical charging points, disabled spaces and associated bicycle parking spaces throughout the entire site to serve the uses proposed (15) landscaping throughout site, together with amenity space and public realm provision as well as all boundary treatments, including fencing/railing and planting (16) all services including installation of foul sewer network, pumping stations, surface water drainage arrangements,electrical network, public lighting and mains water supply network and connection to public water mains (17) all associated site development works on site.
