Expp: the proposed works can be summarised as a single storey extension to the rear of the house consisting of a small bedroom, new kitchen/dining area and a downstairs bathroom all directly connected to the main house. It is our view that these proposed works are exempt of planning given the following- works do not require any demolition of a structure directly abutting a neighbouring property. The existing rear extension is retained and altered and the existing wall alongside the boundary wall is kept in its entirety. - works ensure that private outdoor space exceeds 25m2. - proposed floor area of all extensions are less than 40m2. - the height of the proposed extension does not exceed the height of the rear wall of the house. - proposed windows at ground level are not less than 1m from the boundary it faces. - the ground floor extension is proposed to have a flat roof.
