M approximately, and associated site development works. The development will consist of the creation of additional office floorspace, including revisions to internal layout; lowering of ground floor entrance; extension to ground level existing reception area (107 sq. M); and additional office space at first floor level (22 sq. M). The proposed development will also consist of a change of use from office to café (coffee dock) at ground floor level (69 sq. M);, new ground floor glazing and new perforated bronze shuttering; new entrance design; replacement of existing horizontal facade fins with new vertical twisted metal fins, and elevational changes. The development will also include changes to existing car and cycle parking areas; new shower, locker, drying room and toilet facilities at basement level, and the omission of 12 no. Existing car parking spaces (resulting in total car parking provision of 52 no. Spaces), and provision of 36 no. Additional basement cycle parking spaces ( resulting in a total cycle parking provision of 100 no. Spaces). Vehicular access and egress to the proposed basement level will continue to be from hatch street upper.
