The development will consist of the following: (1) internal and external refurbishment, repairs and alterations to the existing four storey over basement building with rear return fronting leeson street lower, to consist of the following: (i) at lower ground floor: minor alterations of existing door openings; new panelled enclosure to form en-suite and wardrobe; reconfiguration of non-original partitioning within rear return. (ii) at upper ground floor: removal of non-original partitioning within rear reception room and provide kitchenette; new panelled enclosure in front reception room to provide en-suite; reconfiguration of non-original partitioning within rear return. (iii) at first floor: modification of existing opening between front and rear reception rooms to accommodate a door; removal of non-original partitioning within front reception room and provide kitchenette; new panelled enclosures in rear reception room for en-suite and wardrobe. (iv) at second floor: removal of non-original spiral staircase and installation of new dog-leg stairs to third floor above; blocking up of opes between landing and room; new panelled enclosure in rear room to provide en-suite; removal of sanitary ware within return.
