Development description
Protected structure: permission to construct a new dwelling unit at the rear of the site. The unit will comprise two bedrooms, two bathrooms, kitchen and living area, hall toilet and two external private courtyard spaces, one at basement level and one at ground level, enclosed by solid full-height walls. The building will have a flat roof with a maximum height of 3.15 metres above ground level, intended to integrate with existing and new planting on the site. It will contain a total internal floor area of 132 sq. M. Distributed over two levels and the two private open courtyard spaces will comprise a total of 45 sq. M. All windows will be internal to the site and no windows will face outwards from the site. Existing stone walls to the garden will be retained and the proposed new garden wall to the south of the dwelling will be of drystone construction to match the original garden walls. No undermining or underpinning of existing boundary walls is occasioned by this proposal. Pedestrian access will be provided from charleville road via a two-metre wide passageway along the eastern boundary of the side, separated from the existing garden by a new planted fence. A new opening will be made in the existing front boundary wall on charleville road, similar to the existing neighbouring entrances with railings and a pedestrian gate, which will be constructed of wrought iron to matched the original railings. The site is within the curtilage of a protected structure at no. 11 charleville road. No alterations are proposed to the existing protected structure itself , other than the new pedestrian access in the garden area within it curtilage.
