Development description
- We propose to widen the existing vehicular entrance to our family home by removing a 2.45-metre wide and 1.30-metre high front garden wall. The purpose of the works is to improve access to the property and would allow for improved maneuvering within the curtilage and safer access/egress via the driveway entrance. The property is located at the end of a small residential cul-de-sac within ballinteer park, where road and traffic conditions are characterised by low volumes, limited turning movements, and a local-access environment. As part of the improvement works to the front garden
- The existing small lawn area will be replaced with permeable gravel surfacing, constructed in line with best-practice sustainable drainage principles to ensure adequate infiltration and prevent surface-water run-off onto the public footpath or roadway
- No works are proposed to the public footpath or roadside kerbing
- The footpath in front of the property, including the vehicular dish, was previously widened and reconstructed by dlrcoco circa 2005 at the time of construction of no. 54a ballinteer park. The dished section already accommodates a wider vehicular access than the current entrance to no
- We believe that the demolition of the front boundary wall (less than 3m) and replacement of small lawn area with permeable gravel surface within the front garden curtilage of the house, constitutes exempted landscape works under class 6 of the planning regulations 2001 (as amended). We respectfully request that dlrcoco assess the above and issue a section 5 declaration confirming whether the proposed works—namely the removal of a 2.45m x 1.3m section of front boundary wall and associated internal rearrangement of the front garden to provide additional parking—constitute exempted development. We remain available to provide any further photographs, drawings or measurements that may assist the assessment
