Development description

Invalid: the existing house is a cottage originally built in the early 1900s, with an l-shaped pitched roof extension added in the 1920s and a flat-roofed extension dating to the 1950s. As part of this application, we are proposing the following works: ? Conversion of part of the flat-roofed rear extension into a pitched a-frame section, which will mirror the form of the existing l-shaped extension. Extension of this new a-frame element, creating a u-shaped pitched roof configuration, with a reduced flat-roofed section retained in the inner courtyard/palm of the u-shape. Construction of a sunroom to the south, consisting of a low boundary wall (~400mm) with glazing between exposed timber uprights, and a flat or gently sloped glazed roof. Installation of velux roof windows to improve internal lighting, as the house becomes notably dark from midday onward. These will include: 1)one small velux window in each of the pitched roof “legs” of the new u-shaped configuration. 2)either two larger velux windows or a single large rooflight on the northwest-facing roof pitch (facing woodlawn road) to bring in more afternoon and evening light. O the proposed alterations have been carefully designed to respect the existing character of the house while improving its functionality, energy performance, and natural lighting. Our aim is to ensure the house continues to serve as a sustainable and comfortable family home into the future. All works are to be carried out using traditional and sustainable methods and materials such as lime render insulated with hemp shavings, sustainable wood fibre insulation etc. The materials and designs have been selected so that the house will be exceptionally energy efficient.
