Development description
Construction of a new 3 storey (6795sqm) extension to the existing production facility on the east side of the building. This application proposes the parapet height of the extension of approx 19.5m above grade to match the existing parapet. The proposed extension will accommodate production, storage, warehouse with associated utilities, similar to those of the existing established concentrate and beverage base manufacturing facility on site. It is proposed to provide 2 new truck loading docks on the east side of the extension and also to modify the existing truck dock bay to accommodate a new access and escape corridor. The proposal will include roof mounted air handling units, condensers and a lift motor room at roof level. The roof of the proposed air handling units and lift motor room will be approx 22m above grade. It is also proposed to construct a separate storage building (288sqm) adjacent to this proposed extension. This storage building will house bulk storage tanks. This new storage building will be connected to the new extension via a new pipe bridge. The application proposes modifications and additions to the existing internal site road layout. Retention is being sought for the single storey waste management area (1086sqm) to the east of the main production building and directly adjacent to the proposed new works. This area is an extension to the existing warehousing facility and handles the collection and disposal of packaging and waste materials. The waste management building is approx 10m tall. Part of the existing waste management area will be modified to accommodate the proposed new extension construction. This is a site to which the chemical act (control of major accident hazards involving dangerous substances regulations 2015) (s. I. 209 of 2015) apply
